• ALL BOOKINGS ARE TO BE PAID IN FULL AT THE TIME OF BOOKING.

    CANCELLATIONS/RESCHEDULING LESS THAN 7 DAYS PRIOR TO CHECK-IN INCUR A RESCHEDULING FEE OF 50% OF YOUR TOTAL BOOKING.

    CANCELLATIONS/RESCHEDULING 72 HOURS PRIOR TO CHECK-IN NO CREDIT WILL BE OFFERED.

    IF WE NEED TO CANCEL YOUR BOOKING BECAUSE OF ANY ISSUES WITH THE STUDIOS (DAMAGE FROM PREVIOUS RENTER, HEAT OR ELECTRICAL ISSUES, ETC) WE WILL OFFER 100% REFUND TO THE GUEST.

  • Most importantly - leave the space exactly as you found it. We don't charge a cleaning or maintenance fee but that doesn't mean we want to clean up messes. Place any props, stands, etc back where you got them and if the floor is a mess or there are spills ask where some of the cleaning supplies are. There will be an additional $50 fee for any mess left in the space.

    IF YOU ARE USING ANYTHING LIKE GLITTER/FEATHERS/FLOWERS/ETC THAT LEAVES A MESS OR RESIDUE PLEASE TALK TO US ABOUT IT FIRST. We are amenable to requests however, many times this mess takes days to clean and it can impact rentals after you. An additional cleaning fee at the discretion of the studio may be applied depending on the level of mess.

    You are allotted 2 garbage bins and 1 recycling bin per rental. Anything in excess of this you must take with you. Props or anything oversize, etc must all be taken with you at the end of your rental.

    Any damage incurred will also be charged to your credit card as inspected by owner and security camera.

    Do not stay over your booking time, Over Time charges apply. Setup and cleanup time for your rental is a part of your studio time.

    *DO NOT DRAG FURNITURE. Pushing/dragging furniture across the floor ruins the floor AND the furniture. Grab a friend and lift the furniture if you want to move it, or else don't move it please. DO NOT PUT HEELS OR DIRTY FEET ON COUCHES OR PROPS. Any stains on furniture will also incur a cleaning fee. Please don't ever store things outside unit.

    Use the speaker, have fun but don't be obnoxious - keep noise to a fair level to respect the other renters.

  • Proof of insurance is required if a ladder is necessary for your production due to liability for personal injury and damage to the space.

    The windows have a frame that can block out the light and done by you the client. Please be careful and slow when doing this to avoid damage to the shades. (Note that there can be very little light leak)

    Please advise if you are recording sound or playback. Noise should not be excessive and botherother building tenants.

  • We always try to have someone to open and close the space but there may be the odd occasion where we will give you access remotely. Please make sure to have a conversation about any needs you may have for the space (this is why we ask you to fill out a form) as we want to have everything ready for you when you arrive. Many times we cannot come during a rental to get anything that you may have forgotten to ask for. ie. blacking out the windows, backdrop bars, etc.

    Regardless, we ask that you are respectful of our time and yours. You should arrive and end on time.

  • There is plenty of free parking on both sides of the street. You should be able to find parking during the day but it my not be directly in front of the building. On evenings and weekends there is plenty of space.

  • Your booking begins the time you book for, no earlier, and ends the time it's booked, no later. If you require extra time to move things, load/unload, then please book appropriately. If you don’t extend your booking with us during your rental (which can only be done if there is no one booked after you), you will be charged extra for every 10 min after your booking. If you’ve gone overtime, your time over will be automatically charged to your card on file starting at $22 for every 15min time slot longer you stay. For example: If your booking ends at 5, and you leave at 5:12, you will be charged $22. If you leave at 5:20, you will be charged $44. We do this as sometimes rentals are back to back and we want people to be respectful of everyone’s time.

  • If you break, stain, rip, or any form of damage to property is encountered during your stay, your card on file will be charged for repair or full replacement of the damage as inspected by the owner. You may also be charged any other fees associated with the inconvenience such as loss of income due to damages or loss of items. The minimum damage fee is $100.

    V-flats are not to be stepped on.

  • The whole studio is monitored by video surveillance (minus the washroom and makeup area) as a security measure and will be used to confirm any damage/theft/leaving studio late. This is also there for your safety as well.
